Morning all-

I am planning on moving to Myrtle beach in the VERY near future. As some might know it is very hard to find tax information. I.E. Property tax, sales tax, school tax, state income tax, and exactly what taxes and insurance will be paid.Now I know this is somewhat of an open question seeing as it can vary from County to county. Im looking for a genearl idea. Basically I will be paying for a home in cash and trying to estimate (not necessarily) an accurate number of what taxes are there and insurance. I am currently in PA. And as some of you know taxes are a beast. This will be my primary residence and although I dont necessarily need a job right way at some point I will be looking around. Any help or insight would be greatly appreciated.

I can give you an estimate for the town of Longs, SC Horry County. It's near NMB. We own a house (not large) on an acre of land. It is NOT in a subdivision. Land /school taxes if we lived year round would be about $250.00 (yes that is 250) and insurance is around $1,000.00. Home insurance is more than we pay here in New York by a couple of hundred. It's a county wide higher rate if you live in Horry County due to high wind damage. Hope that helps.

$250 a year for taxes! Wow that is a lot of saving that you will be able to put right back into the local economy. The saving alone will buy a lot of meals out not to mention the saving of not heating a house up north in the winter months. One more reason to want to relocate.

We live in Myrtle Beach, about 500 steps from the ocean. When we moved here, it was our plan to live as close to the beach as we could afford, because we did not want to have to drive a car to get to the beach.

We have a 1400 sq ft townhome, which is our legal residence; the tax on our home for last year was $276.74.

To qualify for legal residence, one must own and occupy the home for one year as their legal residence,
live at that address during the applicable tax year, and remain in that status at the time of filing the application. You can prove residency using your license and vehicle registration.
In order to do that, go to the Assessor's Office, fill out the form, show them your documentation.

The wind and hail insurance, however, is expensive: about $1400 a year. But it is worth it, if one loves to live near the beach. :cool:

Holy smokes! We pay $700 a MONTH for property taxes in NJ! :shock:
Our home owners insurance is about $600 for the year.

I've wanted to move to MB ever since our first visit but assumed the insurance would be high. It's higher but the difference in property taxes is astounding!

Wow. My homeowners insurance in Kentucky is $2300 and total property tax including the school tax is $2000. I need to move now.

That's still MUCH less than we pay in total in NJ. We are pushing $9,000 a year between home owners insurance and property taxes. It's such a rip off!
