Withers Preserve Community
Withers Preserve, a master-planned community inspired by the principles of New Urbanism, encompasses 3,790 acres of land, comprised of 1,950 residential lots. There are also 70 acres zoned for commercial use, including 450,000 square feet of retail space, 300,000 square feet of office space, and three hotels.
"We are thrilled to begin taking pre-construction reservations for our first neighborhood, Balmoral," said Robert W. O'Neel, CEO of RWO Acquisitions. "As we move forward, we are looking forward to realizing our dream of revitalizing and redeveloping the former Air Force Base. Working with Coldwell Chicora as Withers Preserve's exclusive broker, we are ensuring that people interested in Balmoral will begin their lives at Withers Preserve with a positive purchasing experience."
Withers Preserve is being developed in harmony with the redevelopment master plan put forth by the Myrtle Beach Air Force Base Redevelopment Authority -- a 3,970-acre parcel of land with $30 million of new infrastructure including Farrow Parkway, which connects the Highway 17 Bypass to Kings Highway (Hwy 17 Business).

October 26, 2007 Ground Breaking of The Market Common - Photos at bottom of ths page.
The groundbreaking in October, 2006, was also a relief and a bit of closure for those involved in the 13-year process. They had witnessed several false starts since the Air Force packed up and left the base in 1993 including failed proposals for an arena and a theme park. The project has come together bit by bit, revealing a vast complex of housing, recreation, business and retail.
Developers hailed The Market Common as the coming of the new downtown and heart of Myrtle Beach, while politicians marveled at the way the south end was growing up.
"I was awake all night long, because it is at least one of probably the top three most exciting things I've ever been involved in in my life. There were times I think when all of us weren't sure that it was going to happen." - Buddy Styers, executive director of the Myrtle Beach Air Force Base Redevelopment Authority since 1995
"You've had a ton of carrots thrown at you and never seemed to quite get a hold of one, because all the people that came forward and made promises obviously were jokes. But you finally caught the carrot." - Myrtle Beach Mayor John Rhodes to Buddy Styers
"When you make promises in the South, if your word is no good you're not too good yourself and we don't need you around. So I know that all the promises made for this project and what it is going to produce will be lived up to." - Myrtle Beach Mayor John Rhodes to McCaffery Interests
"Projects like these are not for instant gratification. Projects like these are for the ages. ... We'll see you in two years when we open, and we'll see you in five years when this place becomes the downtown of Myrtle Beach." - Luis Medeiros, managing director of Leucadia International Corp.
"We've got 60 million baby boomers in the United States of America that are marching their way toward retirement and disproportionately gonna come to our neck of the woods here along the coast of South Carolina. I think what this represents is a chance to be proactive." - Gov. Mark Sanford
"It was very difficult to plan that far ahead because you have to allow for that component in your development plan, but for a project that you really believe in it's worth the commitment and the trust." - Jack Divine, Divine Dining, about the restaurant he plans to open there in 2008.
